Whole-House Surge Protection: What Florida Homeowners Should Know
A service-panel surge protective device can reduce damage from many transient voltage events, but it is one layer of protection—not a guarantee against every lightning strike or electrical failure.
Florida homes contain sensitive electronics in air-conditioning equipment, appliances, security systems, networking devices, and everyday household equipment. Voltage surges may originate outside the home from utility switching or lightning activity, or inside the home when motors and other loads switch.
What Is a Whole-House Surge Protector?
A whole-house surge protective device, or SPD, is connected at or near the electrical service or distribution equipment. When voltage rises above its designed threshold, the device diverts surge energy onto the grounding and bonding system. It does not regulate normal voltage and it does not replace circuit breakers, GFCI protection, AFCI protection, or proper grounding and bonding.
What Type of Surge Device Is Used?
- Type 1: Listed for installation between the utility supply and service equipment, or on the load side where permitted.
- Type 2: Installed on the load side of the service disconnect, commonly at a service or distribution panel.
- Type 3: Point-of-use protection, such as a listed plug-in device, used farther downstream.
A layered approach can combine a properly selected service-level SPD with point-of-use protection for sensitive equipment. Selection and installation should follow the device listing, panel compatibility, manufacturer instructions, and locally adopted electrical requirements.
Does the Electrical Code Require It?
The 2020 National Electrical Code introduced surge-protection requirements for services supplying dwelling units under Section 230.67. Local adoption and amendments determine what applies to a particular property and project. Existing homes are not automatically required to be retrofitted solely because a newer code edition contains the provision, although service replacement or other permitted work may trigger current requirements.
What a Home Inspector Looks For
- Whether an SPD is visible at accessible service or distribution equipment.
- Obvious damage, missing covers, loose mounting, or abnormal indicator status.
- Panel openings, conductor routing, and other visible installation concerns.
- Whether labels and indicators are visible without dismantling equipment.
A home inspection does not verify surge-clamping performance, open energized equipment beyond the inspection standard, or certify code compliance. A licensed electrician should evaluate installation, compatibility, grounding and bonding, and replacement needs.
Can a Surge Protector Stop Lightning Damage?
No device can guarantee protection from a direct or exceptionally severe lightning event. An SPD can reduce the voltage that reaches connected equipment during many surge events, but effectiveness depends on device rating, installation, conductor length, grounding and bonding, and the magnitude and path of the event.
When Should an SPD Be Replaced?
Follow the manufacturer’s instructions. Some units use indicator lights or alarms to show protection status, while others require professional evaluation. Replacement may be appropriate after a major surge, when an indicator shows loss of protection, when the enclosure is damaged, or when the manufacturer’s service guidance calls for it.

Will a whole-house SPD protect every appliance?
It provides broad protection but cannot eliminate every risk. Point-of-use protection and proper wiring, grounding, and bonding may still be important.
Can a homeowner install one?

Is a plug-in power strip the same thing?
