Floor Drains: Purpose, Maintenance, and Common Problems
A floor drain provides a low drainage point for incidental water, equipment discharge, or emergency overflow. Its location, trap, venting, connection, and condition determine whether it protects the building or becomes a source of odors and backups.
Floor drains may be found in garages, laundry rooms, mechanical rooms, commercial spaces, patios, and older bathrooms. Some connect to a sanitary drainage system; others may serve an approved indirect or stormwater arrangement. The visible grate alone does not reveal where the drain goes.
How Does a Floor Drain Work?
Water enters through the grate and flows into a drain body and piping. A trapped drain holds water in a curved section below the opening. That water seal helps prevent sewer gases from entering the building. The drainage system also relies on correctly designed venting to move wastewater without siphoning trap seals.
The surrounding floor should direct water toward the drain without creating an unsafe depression. A drain cannot protect the room if the floor slopes away from it, the grate is blocked, or the connected piping is restricted.
Why Does a Floor Drain Smell?
- A dry trap: Water can evaporate from a seldom-used drain and allow sewer odors through.
- A failed trap primer: Some drains use a device that periodically supplies water to maintain the seal.
- Contamination: Organic material and residue can collect in the drain body.
- A drainage or venting defect: Pressure changes, improper connections, or damaged piping can disturb the trap seal.
- A sewer or septic problem: Persistent odor may originate farther downstream.
If the drain is known to have a trap, adding clean water may restore an evaporated seal. Persistent or recurring odor deserves evaluation; do not rely on fragrances or chemicals to hide it.
What Is a Trap Primer?
A trap primer supplies a small amount of water to a floor-drain trap so it does not dry out. Primers may operate from a nearby fixture, a pressure change in a water line, or an electronic control. A disconnected, clogged, or failed primer can leave the trap dry.
Pouring mineral oil or other substances into a drain is not a universal solution and may conflict with the drainage system or local requirements. A plumber can identify the trap and determine the appropriate maintenance method.
Common Floor-Drain Defects
- A missing, broken, loose, or heavily corroded grate.
- Standing debris, paint, mortar, or stored items blocking the opening.
- A dry or missing trap and recurring sewer odor.
- Leakage, staining, or damaged finishes around the drain.
- Floor slope that directs water away from the opening.
- An improper appliance, condensate, or stormwater connection.
- Backflow or evidence that wastewater has risen through the drain.
- An inaccessible drain concealed beneath permanent finishes or equipment.
How Should a Floor Drain Be Maintained?
- Keep the grate visible, secure, and free of debris.
- Do not pour grease, paint, solvents, wipes, or unsuitable chemicals into the drain.
- Maintain the trap seal using the method appropriate for that installation.
- Address slow drainage, gurgling, odors, or backups promptly.
- Have damaged grates, primers, traps, or piping repaired by a qualified professional.
Improvised pressure washing or high-pressure jetting can cause injury, overflow, or pipe damage. Drain cleaning should match the pipe material and diagnosed condition.
Floor Drain vs. Sump Pump
A floor drain routes water into an approved drainage system. A sump pump removes groundwater collected in a basin and discharges it to an approved location. One does not automatically substitute for the other, and connecting sanitary, stormwater, or sump systems incorrectly can create serious problems.
What If the Drain Backs Up?

What a Home Inspector Checks
During a buyer home inspection, the inspector observes accessible floor drains and surrounding areas for visible damage, blockage, odor, staining, leakage, or backup evidence. The inspection does not determine every concealed connection or guarantee that the drain will accept emergency flow.

Should every garage or laundry room have a floor drain?
No. Requirements and original designs vary. The absence of a drain does not automatically establish a defect, and a drain does not eliminate the need to repair leaking equipment.
Can a floor drain connect to the storm system?
