A 4-point inspection and a wind mitigation inspection serve different insurance purposes. They may be requested at the same time, but they document different property features and use different Florida forms.

Your insurance carrier or agent determines which reports are required and how the information affects eligibility, underwriting, or discounts.

What is a 4-point inspection?

A 4-point inspection documents the visible condition and general age information for four major systems:

  • Roof covering and roof condition
  • Electrical system
  • Plumbing system
  • Heating, ventilation, and air-conditioning equipment

The report helps an insurer evaluate conditions associated with these systems. It is not a complete home inspection, code inspection, or guarantee that coverage will be issued.

What is a wind mitigation inspection?

A wind mitigation inspection documents construction features that may help a building resist wind damage. The inspector records applicable features on Florida’s wind mitigation form, which may include:

  • Building-code or permitted-construction information
  • Roof geometry
  • Roof-deck attachment
  • Roof-to-wall connection
  • Secondary water resistance
  • Opening protection for doors, windows, and skylights

The insurer reviews the completed form and supporting photographs to determine any available credits or discounts. The inspector does not calculate the premium.

Where GGR provides insurance inspections

GGR performs 4-point and wind mitigation inspections in Miami-Dade, Broward, and Palm Beach counties. These insurance inspections are not offered by GGR in St. Lucie County.

Do these reports replace a full home inspection?

No. Insurance reports have limited, form-driven scopes. Buyers should consider a separate buyer home inspection to evaluate the property’s visible and accessible systems more broadly.
