Residential Egress: Safe Exits, Windows, and Common Defects

Residential egress provides occupants a continuous way out during an emergency, while emergency escape and rescue openings serve sleeping rooms and basements where required.

Door, hallway, stair, window, well, guard, and hardware details can affect safe escape. Requirements depend on construction date, location, use, and locally adopted rules.

Important: Do not rely on a window label or rough measurement alone to certify compliance. Verify current requirements with the authority having jurisdiction.

Egress doors and paths

Required paths should remain clear and lead to a safe exterior location. Locks and hardware should allow normal operation as required.

Storage, security bars, double-keyed locks, or blocked corridors can delay escape.

Emergency escape openings

Sleeping rooms and certain basements may need qualifying windows or doors with minimum clear opening dimensions and limits on sill height.

Window wells may require adequate area, drainage, ladders, and covers that open without special tools.

Alterations and older homes

Replacement windows, room conversions, additions, and security upgrades can change escape conditions.

Keep permits and product information when modifying openings.

What a home inspection can document

An inspector can document visible and accessible egress conditions and measurements but does not issue a code-compliance certificate.

A visual inspection cannot predict every failure or replace evaluation by the appropriately licensed specialist. It can identify visible concerns, explain why they matter, and help owners plan qualified follow-up.
