A standard home inspection evaluates visible plumbing components, but it cannot show the interior condition of an underground sewer line. A sewer scope uses a camera inserted through an accessible cleanout or other appropriate access point to observe the accessible main drain line.
The service can be especially useful for older homes, properties with mature trees, recurring drainage complaints, or homes where the sewer-line material and repair history are unknown.
What can a sewer camera reveal?
Conditions that may be visible during a camera inspection include:
- Root intrusion
- Offsets or separated joints
- Cracks, breaks, or areas of deterioration
- Standing water or evidence of poor drainage
- Accumulated debris or suspected blockage
- Deformation or unusual pipe shape
- Accessible pipe material changes
The camera documents visible conditions; it does not determine every cause or guarantee the future performance of the line.
When should buyers consider a sewer scope?
Age alone is not the only factor. Consider the service when the property has older drain materials, large trees near the sewer route, additions or extensive site work, recurring backups, slow drainage, unexplained odors, or limited documentation about prior repairs.
Why a standard home inspection is not enough
Inspectors test representative plumbing fixtures and observe accessible drainage performance, but normal fixture flow does not prove that the underground main line is defect-free. A partial obstruction or developing root intrusion may not create obvious symptoms during a short inspection.
What are the limitations?
Access, line configuration, standing water, debris, traps, damaged piping, or equipment limitations may prevent a complete view. The observed route may also differ from the assumed route. When significant concerns are found, a licensed plumber should evaluate the line and provide repair options or estimates.
How to use the findings
Review the video or images with the inspector, understand any limitations, and ask whether plumber follow-up is recommended. Do not treat every imperfection as a failure; evaluate the severity, location, repair implications, and available specialist information.
