Should the Seller Be Present During a Home Inspection?

A seller may be present during a home inspection, but many transactions are smoother when the buyer, buyer’s representative, and inspector have reasonable space to complete the inspection and discuss observations privately.

Attendance should follow the purchase contract, property-access instructions, and guidance from the real estate professionals involved. The inspector does not control who is legally permitted to be at the property.

Why sellers often leave during the inspection

  • The inspector can move through accessible areas without unnecessary interruption.
  • The buyer can ask questions and discuss concerns more comfortably.
  • The risk of emotional or argumentative conversations about findings is reduced.
  • Agents can manage access and communication through the established transaction process.

Why a seller might remain

A seller may need to remain because of mobility, health, pets, work, security, or other practical circumstances. If so, everyone should maintain professional boundaries and allow the inspector access to the agreed areas.

Should buyers attend?

Buyers are generally encouraged to attend when possible, particularly near the end for a findings review. Following the inspector from room to room can slow the process, so ask how the inspector prefers to handle questions and the final walkthrough.

What sellers should do before the appointment

Provide reasonable access to electrical panels, HVAC equipment, water heaters, attic openings, sinks, windows, doors, and other agreed components. Secure pets, disclose known access limitations, and avoid blocking areas with belongings.

Keep inspection conversations professional

The inspector documents visible conditions for the client. Repair negotiations, contract decisions, and disputes should be handled through the appropriate real estate or legal professionals.
