How to Use a Home Inspection Warranty

A warranty is separate from the inspection report. Learn how to review coverage, document a concern, and follow the provider’s claim process.

A home inspection warranty or protection program is not the same as the inspection itself. The inspection reports visible conditions on the inspection date; a warranty is a separate agreement that may provide limited coverage under its own terms, exclusions, limits, and claim procedures.

Start with the actual warranty documents

Identify the provider, coverage period, covered items, exclusions, claim limits, service fees, and notice deadlines. Marketing summaries are not a substitute for the complete terms.

Document the concern promptly

Take photographs or video, note when the problem began, and preserve invoices or specialist findings. Avoid destructive work before contacting the provider unless immediate action is necessary for safety or to prevent further damage.

Follow the required claim process

Use the provider’s stated phone number, portal, or form. Record the claim number and communications. Some programs require authorization before repair work begins.

Review the inspection report

Read the relevant report section, including limitations and recommendations. A warranty claim is not proof that the inspector missed a visible defect, and not every failure is covered.

Ask the right party

The warranty provider decides coverage. The inspector can explain the report’s observations but cannot approve a claim or interpret another company’s contract.
