A home inspection is an independent opportunity to learn about a property’s visible and accessible condition. Whether it is legally or contractually required depends on the transaction, but buyers should understand the risk of proceeding without one.

What an inspection can provide

The report can document safety concerns, major defects, maintenance needs, system conditions, and areas that require specialist evaluation. It also records limitations where components could not be observed.

What it cannot provide

An inspection is not a warranty, appraisal, code-compliance certification, insurance approval, or prediction of every future failure. Concealed conditions may exist.

Why new homes should still be inspected

New construction can contain incomplete work, damaged materials, or installation errors. Municipal and builder inspections serve different purposes from an independent buyer inspection.

What about condos and townhomes?

Ownership responsibilities differ, but the unit’s accessible systems and components still deserve evaluation. Review association documents and understand which components are maintained by the association.
